Choosing Between Capital Purchase and All Inclusive Contract Hire

A permanent modular kitchen is a capital decision as much as a catering one, and the right procurement route depends on how your organisation prefers to hold the cost. PKL provides two published routes for every KitchenPod, food servery building and modular catering facility in the permanent range. Both cover the building and the catering equipment inside it, and both are supported by the same turnkey delivery process and the same 24 hour technical support.

PKL has delivered approximately 300 permanent modular buildings, and holds a position on the ESPO Modular Buildings Framework 953_22 under Lot 3A for hire and Lot 3B for purchase, together with a YPO agreement. Public sector organisations can therefore procure permanent modular KitchenPods through either route under an existing framework.

Capital Purchase

Under the purchase route, the KitchenPod is procured for a one off fee. The price reflects the size and style of the building and the catering equipment specified inside it. The equipment is supplied with a 12 month warranty and the building itself carries a 15 year structural warranty against a 60 year design life.

Purchase suits organisations that hold capital for the asset and want the building on the balance sheet. An additional service and maintenance agreement can be taken alongside the purchase, covering all parts, labour, service and maintenance of the KitchenPod for an agreed term, so the building is still maintained by the team that built it.

All Inclusive Contract Hire

Under contract hire, the KitchenPod is provided for a fixed monthly fee with no capital outlay. That fee covers the building and the equipment together with all service, maintenance, parts, labour and technical support for as long as the building is on rental. Nothing is billed separately during the term.

Contract hire is chosen most often where the capital required to buy a kitchen is better deployed elsewhere in the organisation, or where a predictable monthly cost is easier to carry than a single capital request. Because service and maintenance are inside the fee, the operating cost of the kitchen is known at the point of order.

What Both Routes Include

Whichever route is chosen, the project is delivered on a turnkey basis with PKL managing the whole process. That begins with a site survey and CAD design, with 3D visuals available on request, and continues through equipment preparation at PKL’s in house test and inspection centre, project management, delivery and installation. A KitchenPod can be built off site in as little as six weeks, which keeps disruption at your site to the installation period itself.

Buildings are available in a range of exterior finishes, including brick slip to match existing masonry, stained wood cladding, a pre coloured finish or a vinyl wrap carrying your own branding, so the kitchen can be specified to satisfy planning requirements or to match the buildings around it.
